What problems to expect in home inspection of a 10yr old house in NJ?

Hi

I am a first time home buyer and I am planning to make an offer for a 10yr old ranch style home in NewJersey. What kind of problems can I expect in inspection. I want to be informed before I make the offer. I do not want my realtor to be the only source of information.

    I wouldn’t have a clue about what problems you might have but I would suggest that you walk around with the inspector and ask questions. He’ll give you quite a bit of information if you let him. He’ll also give you a report listing the problem areas. Remember that you can make the seller fix some problems as a condition on your buying his house or give you a credit on the amount it will take to fix it.

    none the house is only 10 yrs old roof 25 yrs boiler 20 yrs etc

    In a ten year old home, I would very much hope that there are no real problems. It’s too new for any of the major systems or components to have reached the end of their normal expected lifespan, except maybe a water heater or an appliance, like a washer, that’s had hard use, or a roof in an area that’s hard on roofs. There could be some settling by then, depending on the ground the place sits on. You can’t “expect” any particular problem. Just get an experienced and qualified home inspector in and make your offer subject to a satisfactory report from him.
