It's too new for any of the major systems or components to have reached the end of their normal expected lifespan, except maybe a water heater or an appliance, like a washer, that's had hard use, or a roof in an area that's hard on roofs. There could be some settling by then, depending on the ground the place sits on. You can't "expect" any particular problem. He'll give you quite a bit of information if you let him. He'll also give you a report listing the problem areas. Remember that you can make the seller fix some problems as a condition on your buying his house or give you a credit on the amount it will take to fix it.
